The proposed development is for the establishment of a Dual occupancy (2 x attached dwellings). This proposal is for two (2) luxury homes in the heart of Surfers Paradise that are an appropriate scale in the developing context. The homes provided are large liveable dwellings that cater for families and focus on maximising natural ventilation and natural light in a coastal environment.

The built form was designed to address the street front with the two households. Each home has a clearly defined pedestrian entry path and entry creating immediate interaction with the streetscape.

The ground floor contains pedestrian and vehicle access from Paradise Island with access to double garages. All homes feature ground floor and open planned living arrangements with dining, living and kitchen areas flowing to an outdoor balcony. Outdoor entertaining areas feature a rooftop terrace that surrounded by large areas of open space and landscaping. Each home features 5 bedrooms, 5.5 bathrooms, a kitchen and kitchenette, and additional ground floor living areas.

The duplex is of an urban contemporary style, and through the use of materials, each has been carefully considered to reduce scale with the variations in each building providing increased privacy.
