Sunshine Pde, Miami

Dual Occupancy - 3 Levels
Project Type: Residential
Location: 99 Sunshine Pde, Miami
Architect: Impact Design
Project Snapshot:

This architectural gem offers a new standard of premium living in the desirable suburb of Miami, mere steps from the sandy shores of the beach. Each of these dwellings boasts close to 300 square meters of area over three levels.

With meticulous attention to detail, the design ensures that the north, east and south interfaces to the neighboring properties are respectfully considered, with the careful placement of windows minimizing any potential for overlooking into private outdoor spaces. A signature timber blade screen is seamlessly incorporated into the second level facade to control privacy from the street.

The built form elegantly steps inward with each level, presenting a classic "wedding cake" silhouette. A refined pallete of materials and finishes defines the aesthetic and the use of concrete appearance wrapping bands defines each storey. The built form was designed to address the street front and to give the appearance of single dwelling through the architectural language of the front facade. The homes feature pedestrian and vehicle access at the ground level on Sunshine Parade.

One undercover secure parking space has been provided per home with one additional parking space per home provided on the driveway. Both dwellings feature open plan living arrangements with kitchen, dining and living areas flowing to outdoor entertaining spaces with a pool. Both dwellings contain 5 bedrooms, 3.5 bathrooms, two lounge rooms and a screened balcony area.
